Ghost Controls access control installation in Tampa typically runs $245 – $460 for the keypad or receiver replacement, including the part and our labor. We stock Ghost Controls-compatible keypads, receivers, and vehicle sensors on the truck, so most calls in Tampa are completed same-day. The usual story we hear: the keypad stops reading codes after a storm, or the exit sensor quits opening the gate and the owner has been using the manual release for a week. If the gate opens fine with the remote but not with the keypad, you’re usually looking at an access control component, not the motor.
Which Ghost Controls Models This Applies To
This work covers the Ghost Controls gate opener kits commonly installed across Tampa: the GTR and DTP series, along with the AXP and AXS swing arm systems. Before you order anything, find the model label on the side of the control board housing, inside the opener box. That label tells us everything: board revision, accessory port type, and whether your unit takes the older RF receiver protocol or the newer rolling-code format.
One compatibility gotcha that saves Tampa owners a second trip: Ghost Controls released a mid-range board revision that changed the keypad wiring from a screw-terminal connection to a plug-and-play port. A keypad bought for the wrong revision will not talk to the board, even if the plug looks close. If you bring us the model number – or send a photo of the label – we’ll match it before we drive out. As for OEM versus aftermarket, the Ghost Controls keypads are solid, but we also stock a quality weather-sealed aftermarket receiver for older units where the OEM part is back-ordered. That decision depends on the board revision and the age of your opener.
We’re an independent gate repair company serving Tampa – not affiliated with Ghost Controls – but we’ve installed and serviced their equipment for years. We also carry parts for LiftMaster, Mighty Mule, and DoorKing, so most of what we see on Tampa gates is already on the truck.

Signs Your Ghost Controls Access Control Installation Is Failing
- Keypad beeps but the gate won’t move. This usually points to the receiver losing its learned code, which happens after power surges or when the memory chip on the board starts to degrade. The keypad itself may be fine; the board just isn’t hearing it anymore.
- Codes work sometimes, then stop. Intermittent reception often comes down to corrosion at the antenna connection or a receiver that’s slowly failing in Florida humidity. It will only get worse over time.
- Exit sensor won’t trigger the gate. The buried loop sensor or the wireless exit wand has failed or drifted out of sensitivity. If you’ve noticed the gate opening for cars but lagging or ignoring your vehicle entirely, the sensor is the likely culprit.
- Keypad buttons need to be pressed hard or twice. Membrane keypads wear out faster than people expect, especially in direct sun. Tampa UV exposure breaks down the membrane layer, and once moisture gets inside, the contacts corrode quickly.
- New codes won’t save. If you follow the programming sequence and the board doesn’t store the new PIN, the access control receiver or the board’s memory is done. That’s a replacement, not a cleaning job.

AfterReplacement Cost & What’s Included
For Ghost Controls access control installation in Tampa, here’s what we quote on the phone before we roll a truck:
- Keypad replacement (OEM or equivalent): $145 – $260 installed
- Receiver module replacement: $130 – $210 installed
- Exit sensor or loop detector replacement: $180 – $340 installed
- Full access control retrofit (keypad + receiver + programming): $285 – $460 installed
These are installed prices: part, labor, and programming. The spread comes down to which board revision you have, whether we’re installing OEM or an equivalent aftermarket part, and how much wire repair is needed at the junction box. Florida moisture is not kind to gate wiring, and we frequently find corroded wire nuts that have to be cut back and redone before a new part will work reliably.
Every one of these prices is written down and agreed to before any work starts. Our written guarantee covers the full installation for one year, and if the repair fails inside that window, we come back and fix it at no charge. That’s the Garrison Standard, and it applies to every Ghost Controls job we do in Tampa.
DIY or Call Us?
You can safely check a few things before calling: confirm the keypad is getting power (most Ghost Controls keypads have a small LED or backlight), clear any debris or leaves off the keypad face, and make sure no landscaping has overgrown the exit sensor. If the gate opens with the remote but not the keypad, you’ve narrowed it down to an access control issue.
Beyond that, access control work involves low-voltage wiring, board programming, and pairing protocols. The keypad and receiver both carry live low-voltage current from the board, and a wrong connection can damage the main control board – which turns a $200 repair into an $800 one. Ghost Controls boards are not forgiving of shorted accessory wiring. It’s not spring-tension dangerous like a gate arm counterbalance, but it’s a job where one crossed wire costs you real money.
If you want it diagnosed and fixed in one visit, call us at (850) 533-8293. We’ll tell you what we think it is on the phone and give you a written price on site before we touch a wire.
FAQs
A Ghost Controls keypad in Tampa typically lasts 4 – 7 years, depending on sun exposure and how often it’s used. Units mounted on south-facing gate posts with no canopy tend to fail faster because the membrane face breaks down under constant UV and heat. If yours is over six years old and starting to miss codes, replacement makes more sense than repair.
In most cases, no. Once the membrane seal is compromised and moisture has reached the contacts, cleaning won’t bring it back. We can sometimes re-solder a loose wire inside an older metal keypad, but for the standard membrane keypads Ghost Controls ships now, replacement is the practical fix. We’ll tell you honestly which one you have – call (850) 533-8293 and we’ll talk through what we’re seeing.
Most Ghost Controls access control installations take 45 – 90 minutes on site. That includes removing the old keypad or receiver, mounting the new part, splicing and sealing the wire connections, and programming the unit to the board. If we find corroded wiring at the junction box, it might add 20 minutes, and we’ll show you the condition before we charge for the extra work.
Yes. Our Tampa trucks carry Ghost Controls keypads, receivers, and vehicle sensor parts, along with the wiring components and programming tools to complete most installations in one trip. If your board revision requires a part we don’t have on hand that day, we’ll tell you upfront and schedule the return within a couple of days – no charge for the second visit.
