We stock and install Elite-compatible gate motor replacements across Tampa, with most swaps running between $850 and $1,600 installed depending on model and horsepower class. If you call before 2 p.m. on a weekday, we can usually have a technician out the same day to confirm what failed and give you a written price before touching a bolt. Most owners notice the problem the same way: the gate starts hesitating halfway through its travel, makes a grinding sound from the arm, or just stops responding entirely after a rainstorm.
Elite operators are solid machines, but nothing made of steel, aluminum, and circuit boards lasts forever in Florida heat and humidity. The motor itself – the electromechanical actuator or the gear-reduction drive inside the operator – is often what finally gives up after years of pushing a heavy gate through salt air, afternoon thunderstorms, and hundred-degree asphalt reflected heat.
Which Elite Models This Applies To
Elite has made a few distinct operator families over the years, and the motor replacement path changes with each one. The main lines we see in Tampa driveways:
- Elite SL-3000 and SL-3000UL: Slide gate operators, common on longer residential drives in places like Westchase and New Tampa. The motor here is a relatively compact AC unit tied to a chain drive. Replacement is straightforward if caught before the gear teeth shear.
- Elite Mirage and MiragePro swing operators: These are the workhorse swing arm units on decorative iron and aluminum driveway gates. The motor is a 24V DC worm-gear setup, and when it fails it’s usually the gear reduction or the limit switch assembly that takes the motor with it.
- Elite Proto and legacy residential operators: Older units that Elite has since discontinued. We can still source motors for many of these, but lead time runs longer than for current production models.
The biggest compatibility gotcha: Elite changed mounting bolt patterns and wiring harness connectors between generations. A motor from a 2012 SL-3000 will not drop into a 2022 SL-3000 without adapter plates and re-terminating the control wires. If you’re sourcing a part yourself, match the full part number on the motor nameplate – not just the operator model – because Elite’s own revisions matter. As an independent service provider, we buy genuine Elite OEM motors when lead time allows, and we stock a tight selection of equivalent aftermarket motors for the older proto lines where Elite no longer supplies. The aftermarket units we use are matched for RPM, torque, and voltage range, not just “close enough.”

Signs Your Elite Gate Motor Replacement Is Failing
- The gate moves slower than it used to, especially in the morning. This usually means the motor windings are losing efficiency or the capacitor that starts the motor is degrading. Tampa humidity accelerates both.
- You hear a humming or buzzing but the gate doesn’t move. The motor is getting power but the gear train isn’t engaging. Sometimes it’s a loose chain or worn coupling; more often the rotor has seized or the gearbox has lost a tooth.
- The gate reverses mid-travel for no reason. Motors that are pulling more current than spec will trip the obstruction sensing as a false positive. What looks like a sensor problem is frequently a motor laboring under load because it’s on the way out.
- Burnt smell from the operator housing. That’s insulation breaking down inside the motor windings. Once you smell it, the motor has days or weeks, not months.
- The gate works fine with the manual release but not with the operator. This is the cleanest diagnostic: if the gate moves smoothly by hand, the mechanical part of the gate is fine, and the failure is in the operator, usually the motor or the control board.
On slide gates, we also listen for a rhythmic chugging sound at the start of travel – that’s a motor with a failing start winding. On swing arms, watch for the operator body getting hot to the touch after a normal open/close cycle. Neither is subtle once you know what you’re looking at.

AfterReplacement Cost & What’s Included
Here’s what Elite motor replacement typically runs in Tampa, installed:
| Job Type | Typical Price Range |
|---|---|
| Elite swing operator motor replacement (Mirage/MiragePro) | $850 – $1,300 |
| Elite slide operator motor replacement (SL-3000 class) | $950 – $1,450 |
| Add-on: worn gear or limit switch replaced same visit | $180 – $340 |
The spread comes down to which motor your model takes, whether the gear reduction components are reusable, and whether we need to update wiring to match modern motor harnesses. You get a written price that lists the motor, labor, and any ancillary parts separately before we start work. If what we find behind the cover changes the scope, we stop and re-quote. The number doesn’t move silently.
Every Elite motor replacement we install is covered by our written guarantee for a full year. If the motor fails inside that window, the second visit is free. That’s the Garrison Standard, and it applies to every repair we do in Tampa.
DIY or Call Us?
An honest take: swapping an Elite gate motor is a mechanical and electrical job wrapped into one. The motor runs off 120V or 24V depending on the model, and getting the wiring wrong can fry a control board or shock you. The gear reduction and limit switch alignment are not guesswork – if the new motor lands even a few degrees off, the gate slams at the end of travel or strips the new gear in a month. That said, there are three things you can safely check before calling: confirm the breaker hasn’t tripped, check that the manual release isn’t in the disengaged position, and look for obvious rodent damage at the wire terminals. Past that, we recommend putting the tools down.
If you’re in Tampa and want a technician who’s already set limits on an Elite operator this week, call us at (850) 533-8293. We’ll tell you over the phone what to look for, then give you a written price before any work starts.
FAQs
In Florida’s heat and humidity, expect eight to twelve years from a properly installed Elite motor before the windings, capacitor, or gear train begin to fail. Coastal properties in Tampa often see the shorter end of that range because salt air accelerates corrosion on terminal connections and bearing surfaces.
Sometimes. If the issue is a failed capacitor, worn brushes (on older DC units), or corroded terminations, we can repair it for $120 to $260 parts and labor. If the windings are burnt, the rotor is seized, or the gear teeth are gone, a replacement motor is the only fix that makes sense, because the repair cost approaches the cost of new and carries no real warranty worth having.
Most Elite motor swaps take between two and four hours once the part is in the truck. If your model requires adapter plates or wiring-harness rework, add an hour. We stock common Mirage and SL-3000 motors on the truck, and special-order motors usually arrive in three to five business days.
We carry OEM and quality equivalent parts for Elite, LiftMaster, Mighty Mule, Ghost Controls, and five other major gate-motor brands. That matters in Tampa because we don’t sell you a new operator when a problem is just a worn part on one we already know.
Lonnie Burke runs our Tampa crew, and he’s been repairing automated gates for over twenty years, the last several of them in Tampa. He grew up in Los Angeles, started at Los Angeles Trade-Technical College in the welding and fabrication program, and moved into gate systems from there. He’s the one who insists on diagnosing the actuator and control board before quoting, and he’s the reason our trucks carry test leads and a meter at all times. The rule he repeats to every new technician: “Show up, do the job right, leave the site cleaner than you found it.” That’s the standard for every Elite gate motor replacement we do in Tampa.
